I would sign him to that, but expect the team to be mediocre for most of his tenure. If we traded him, we'd be bottom feeders at least for two years, likely for more. So I'll take mediocre for 5 years (with a chance at playoffs) over bottom feeders for 5 years (with a chance at a McDavid/Matthews/Dahling).

A healthy Karlsson? Unquestionably. There are very real concerns about his foot though. I'm glad I'm not the one making this decision.
