It was.... but it only kicks in if Meruelo were in this to flip everything.

Steve Ellman was going to sell the Coyotes and Westgate after he got it all built. Meruelo isn't known to flip assets. AFAIK he still owns his tuxedo shops.
I agree. Even if he did flip the whole thing within 10 years he would be leaving it in much better shape than it's ever been.

I didn't know about the tuxedo shops. What impresses me about Meruelo is how he took failing casinos and turn them around. I also look at the Coyotes budget being tight right now is because his construction company is waiting to go to work. Once they start working, I could see the internal budget becoming irrelevant.

Yeah, that’s a huge factor imo. Even if he wound up taking advantage of the small portion of opportunity zone, he’ll have left the land better, making him deserving (imo) of capital gains elimination. That should be state only and not federal capital gains taxation.

That "Opportunity Zone" thing is a surprise to me.

You might be surprised how many opportunity zones there are in the local area.

Wow! My assumption was that it would be mostly reserved for land that would be more difficult than typical for development. Either that isn't correct or there's a lot of hard to develop land.

Anyways, I guess what matters most is that it isn't uncommon.

Here’s a picture of the wider valley area
Heh, I live in an Opportunity Zone, TIL.

So...Two of those are for the development/improvement of the historic downtown cores of Chandler and Gilbert. Interesting. And if anyone's noticed the last couple of decades, the transformations of those two areas has been dramatic, not dissimilar to Tempe Town Lake.

I stopped worrying about all this back in 2010....

....well....

....there was the Glendale council meeting in 2013 when I didn't think IceEdge had the votes for that 15-year lease until the last moment.

But other than that I can't get bent over something I have absolutely no control over.
As a ticked off Mayor Tazed is yelling for everyone to turn their phones off during a dust storm alert!

Amazing night almost 10 years ago.

@TheLegend - I don’t want to volunteer you for something but as the long time captain of ownership saga around here, I thought it would be fitting if you made us a GDT for this voting deadline.

Also helpful. I don’t know when we’ll know results, where to check for updates. Any of that. I thought about making a GDT to get all the particulars in one place. But it seems like it ought to be yours.

RABBIT

wasn’t gonna be a fan but Utalked me into it

1:05:40 in. Marek says that he’s hearing that the Coyotes feel positive about this, and are making a strong push today to get this to pass. Friedman wonders if the NHL goes to Matt Ishbia, (the new Phoenix Suns owner) if the vote doesn’t pass to see if there’s any possibility of doing something at the basketball arena.

Also, some suspicion that Logan Cooley will sign with the Coyotes if the arena passes

I feel quite confident about this. It seems like the stars are truly aligned and a good enough case has been made to get the casual voters on board. I don't know if you guys have a bet going on the results, but I'm putting my money on 55% for the yes camp :D

Was planning on a new thread sometime tonight or tomorrow. I have to work tonight so not exactly sure.

Footprint isn't going to work. It would be cheaper for Meruelo to pay for the upgrades and the construction to put the pipes, etc., in there in order to hold the ice, but FanDuel already has the sportsbook in there. He wouldn't get any of that dough. Ishbia has plenty of money to buy the team off Meruelo, though. :)

Why would the arena vote have anything to do with Logan Cooley signing or not?
