I don't know...4x$3.5M seems kind of doable to me. I haven't run the numbers exactly and I don't know what they're setting aside for Vrana but the term wouldn't turn me off per se. Most everything is movable.

Of course, Florida is also tax-free and offering a second line + PP spot.
