A bold development plan that focused on the areas immediately adjacent to the arena and the stadium for food and entertainment support services would be much preferred to relocating the arena or meekly nibbling at the edges of the larger fairgrounds property.. Could get past the state-owned aspect of the surrounding property through a combination of long-term leases to private capital which will invest in 40-50 year economic life infrastructure without fee title ownership if given access for the life of the buildings they are constructing. Alternative is for the Authority to invest in the building infrastructure and serve as landlord. But that's probably not the most economically effective path even with private capital experience sitting on their board.

The alternative of "move the arena downtown" is not realistic. There is no area in the true downtown to support such a large ground use and the urban grid there is just not set up to handle such a large flush traffic event as a 20K crowd all trying to go home at once. Plus the downtown in its current state is hard to cover as a consumer by walking. Just not dense enough (yet).

And the Downtown South project with its potential arena use is not really downtown but is instead basically an interchange project with a clever marketing name, created by those that branded a similar interchange development (North Hills) to be Midtown, even though quite a distance away from the downtown.

Their assemblage of property is more like South of Downtown than Downtown South. It's 1.3 miles away from the south end of Fayetteville Street at the Performance Center by how the crow flies and 1.5 miles away as people walk with the area in between extremely non-friendly to pedestrian activity.

It's not downtown. It's near downtown. However, it at least does have interchange access for flush event exits, although also has limited road frontage to access those roads. Some of the assemblage acreage is actually south of the beltline (so divided into two major parcels divided by the beltline), further isolating it from the downtown and any kind of dreams of interacting with downtown restaurants and bars from such a remote location.

Those that beat the downtown drum are always a bit vague on details of how that would work. But walking between downtown restaurants and a Downtown South arena is just not possible. And if you're just going to surround an arena with newly built infrastructure to serve it, why not do it where it currently is located? What the existing location has going for it in particular is fairly easy access from all the Triangle area, not just Raleigh.

And the Fairgrounds does indeed already have a planned commuter rail station (whether light rail or commuter train) that is to be located in the SW quadrant of the Blue Ridge Road intersection with Hillsborough right across from Gate 1. So that future option is also in the cards.

There’s some logic behind that. In theory the fairgrounds should be a lot more central to the whole state, and outside of the city like the current site originally was. It wouldn’t be crazy to put it somewhere near the zoo.

But then there’s politics and money.

In the spirit of Governor Morehead, take something that was supposed to be at the center of the state and push it closer to the current Governor's house!

(Which is the history of how Greensboro got the major rail junction that turned it into a city instead of a backwater county seat.)

FWIW The fairgrounds were once in the Clark Ave. area. Pogue street by the Rose Garden was the horse racetrack. Before that the grounds were a bit north of the Capitol Bldg I believe.

If they were open to developing the strip of woods to the north of the arena, there would be plenty of room.

Throw in a few shops, a couple restaurants, a sports bar, a barcade, I could see game day becoming all day events for a fair number of people. It would definitely make weekend games an easier sell to my fiancée. I'd tell her we could go shopping before the game and to Dave and Busters(or Boxcar or whatever) after it.

Though, we're both of the opinion that there should be more barcades :laugh:

Speaking of old timey places, the Amazon warehouse off 440 is built on top of where the old Raleigh Speedway still remains. That is the the race that Daytona replaced on the NASCAR circuit and is where the first night races in stock car occurred. You can still find the paved track in the woods if you know where to look.
