The land between the rail lines is not where where the arena is going to go.

Actually land is between west valley highway, S. 156th St., Longacres Way and Nelson Pl.

The site in question yesterday is not owned by Ray B but it could be bought if a deal can be made

Sketch release by City of Tukwila via CD5

One issue it goes over the union pacific rail line

With the lack of information, we do know not know if the reveal yesterday was just to get it public due to the Sodo arena FEIS coming out on may 7th or there is more to his plan of building a 100% privately funded arena. The only land that has been acquired is between two rail lines and an arena can't fit there as the land is not wide enough to fit an arena there.

Is it realistic to have SEPA done end of year with shovel meet ground in January with arena done fall of 2017. That asking for a lot in 2 1/2 years.

I have a lot of questions on this proposal one being is it feasibly possible to put an arena in that area? Does he really have the money secured to do this with out public funds and among other questions.

It is a tight fit. It looks like GM Place may fit in the foot print, but other western arenas like Glendale, San Jose, or Los Angeles would not. If he acquires air rights above the railway ala Safeco Field, it could be a bit wider.

Based on the lot, I'd figure they would build a parking structure on the north end and the arena on the south end across from the Sounder Station. To access the parking structure, an over pass over the RR line would have to be built. It looks like some of the land to the west would have to be acquired to make this work, but freeway access would be fantastic.

This is a small amount of land, so the deal may not be so expensive. The problem is time. Arenas have been built in less time, so it can happen. Most arena didn't take 4 years until recently. If this works out, this will be a huge black eye on the city of seattle proper.

If they are building over the tracks - wouldn't they also have to pay air rights? And to build an Arena and hotel over a rail line.. that is not going to be done quickly.

Yup. And a busy amtrak line at that. Move the arena a bit east imo.

The rail line that the arena goes over isn't the amtrak line. Thats the union pacific line. The Amtrak line is the BNFS tracks to the east. Arena doesn't touch the BNFS line.

Is that mentioned as an issue in any of the filings?

Yea Chris Daniels mentioned on twitter that there are e-mails about that issue.

It could be a deal breaker or there could be a way to address that problem.

It is possible that this sketch is an old idea that they are no longer looking at doing.

Was this the area that they were going to develop into some entertainment district? :help:

Regarding UP line.

Best case removed December 2016. Worse case never or 2nd worst case 2018.

#Tukwila documents contained old rendering of arena + parking garage site that is no longer accurate. Plans revised late last year #NHL #NBA

The revised plan for the arena and garage essentially flips their locations. Arena now on the left of the rendering and garage on right.
The sketch about the arena going on top of the UP line is outdated. As noted that the UP line if moved and removed won't happen until 2016.

Basically the Parking garage and arena were flipped late last year.

Those tracks look to be a potentially major sticking point. I still think Sodo has a higher probability although that number has decreased in my mind. Continued talk about this and other potential sites should push Murray and more importantly Hansen to a revised MOU.

According to G baker that sketch is no longer current. They have swapped the arena and the parking garage.

Hopefully we get to see a current diagram to see exactly what they are thinking. Moving away from the tracks would make sense especially with timetable suggested.

They aren't really moving away from the line though. They are putting the parking garage between the two lines and the arena west of west valley where the parking garage was in the sketch.

We should be soon on renderings cause of the SEPA being filed for on friday.

Apparently naming rights for tukwila has already be set per documents released to day

Here's the line in the email about #TukwilaArena naming rights. This was from Sept., '14:

CDu7aPbW8AANZO7.jpg

And it looks like it could go for 150m naming rights and already there is someone willing to pay that. This is huge for a 100% privately funded arena.

What isn't known yet how many years would that be and how many per year.

The biggest issue is that this new Tukwila site is on the Sounder line only. Sounder is a heavy rail long distance commuter train. The link light rail is the newer more accessible rail system within Seattle area that is expanding north, south & east. The Sounder does run south to Tacoma from downtown in the afternoon/evenings but then it wouldn't necessarily run back north after a game unless something changes. Someone noted there is the rapid-bus F line which could work as a go between but much less convenient.

Town NHL hates !
With NHL giving all kind of hints to Seattle and guys from Seattle sketch out a proposed arena with a basketball court in the middle.

Hopefully they changed the revised sketch to replace the basketball court with a hockey one.

Its a 15 minute ride from the Tukwila International BLVD station to the Tukwila Sounder Station for the light rail.

I can see expanded service of the Commuter Rail. With a 3rd line being added to the BNSF, that is more flexbility to run commuter rail.

These documents are months old, that is an older sketch anyways. As they don't currently have access to that UP line or the sliver between them.
