We got pre-approved through First Equity Mortgage, which was recommended to us by our realtor. The advice our loan officer gave us was to pay down our credit cards to about 50% of limit, pay credit cards a few days early, and pay at least a few dollars above the minimum. That all boosts your credit score.

Beyond that, it's just saving up for the down payment. You need at least 3.5% down for an FHA loan plus another 2-3% for prepay of PMI, property taxes, HOI, and other fees.

Our loan guy gave us two options, one was to have the seller pay up to 3% in closing costs, which would allow us to get a lower interest rate, and have the 3.5% total needed to close. The other was if we paid closing costs, but then take a higher interest rate to get a larger borrower's credit, but we'd have to bring closer to 4% to closing. And of course we'd have higher payments since we're borrowing more.

But we're still really early in the process, so I don't understand everything.

Hahaha, yup. All these whippersnappers talking about what number thread they showed up for. I remember when there were no numbers, just a "General OT Thread"! And Wild tickets were $20, but you had to walk 45 miles in the snow to get there. Uphill both ways!
