Anyone own investment homes? Considering a purchase and wondering about useful advice to look into prior to making an offer. Busy working through how much it'll cost me from where I'd be withdrawing the funds.

If you work out the money it's better to simply rent and shove your money in a bank with a good advisor or wealth manager. Find bonds at 4% yearly and get some stocks in your portfolio as well. You have to consider taxes, heating, maintenance/renovations and inflation for home ownership, and where I live there's a large tax on selling a second property as well.

I'm not sure about flipping, that's a full time job. I dated a girl who did that and she didn't make nearly as much as she claimed.

I'm thinking rental. I made a 60% profit on stocks the past 4 years on average, I'm looking at putting 20% into a rental property that's as-is ready and I could make around 25% a month in profit. Same area I live now so I know the building and costs, could do my own maintenance. And my year over year gains are declining rapidly in stocks.
Being able to do maintenance yourself is key. If you have to dish out money for somebody else to take care of everything, it often isn’t worth the hassle.

As someone else said, college/university areas are the smartest investments. When the market is good, rental income is high and it’s easy to rent. When the market is poor there’s an inflation in student numbers and it’s still easy to rent.

Congrats RL!

I think the housing market is starting to show signs of busting... I'd personally wait to dive into that pool. As interest rates climb and these mortgage companies start offering 'guaranteed equity for 10 years' things start to smell funny. In the end, real estate always tends to climb back... but I think waiting a year or 18 months will give a much better shot at a 3-4-5 year sort of gain.

OK, I have some CDs that the track list is showing the titles in Spanish.
Regular CDs, bought at a legitimate record store.
Disturbed, Halestorm, etc

Running Windows 7 (cuz my pc wouldn't handle Windows 10)

Have Windows Media Player 10 and VLC Media Player

I don't see any settings that tell it to display tracks in English/Spanish...

Help?

Not familar with the problem personally. Found this on google, you could give it a try.

Open it in Windows Media Player and right click on the album, select "find album info"

That allows me to manually enter the band, album, and song titles.
For whatever reason, it doesn't find the info online...
It should do. If you're sure you're connected to the internet, try Update album info and see what happens.
