Here are the specifics of Phase 1 of vertical construction that Nozar shared on Monday:

  • A full-service grocer, on the ground floor of a residential building, is planned at the corner of Meridian and Cumberland Avenue. Nozar said the square footage of the grocer is still in flux.
  • A 150-room lifestyle hotel will be built along Channelside Drive, between Water Street and Nebraska Avenue. It will have a ground-floor restaurant and 30 condominium units on the top stories.
  • Corporate office space will be developed between Jefferson and South Morgan streets on the site once targeted by Syniverse. That block will also be home to a large parking structure that will serve not only the office space but also events at Amalie Arena, as much of the arena's surface parking will go away as the district develops.
  • Two to three residential buildings, of varying sizes and price points, will be built between South Nebraska Avenue and Water Street.
  • Ferg's Channelside, which currently fronts Channelside Drive opposite Amalie Arena, will be demolished to make way for a boutique office building — space geared toward more creative tenants, with a coworking atmosphere

At full buildout, the entire district will include 8 million square feet — 4,500 residential units, 1.1 million square feet of office space, 400,000 to 500,000 square feet of retail and 600,000 square feet of hotels.

Hopefully it doesn't take 15 or 20 years. It would be nice if they could finish it all before i'm an old man.

Assuming everything gets approved on time the first phase should be done in 2018 and the third phase by 2019 or 2020.

Maybe they move it? Maybe Fergus isn't getting the business they thought they would.

Wasn't Ferg's built with like shipping containers? Not that big of an investment.

They're currently beholden to arena, aquarium, convention center, museum, and port traffic since no one lives down there or anything yet, which is an issue. Road work also kills businesses, so they're probably getting out while the gettins' good.

I don't see things taking 15 or 20 years, this is Vinik we're talking about.

Story: How do you transform a downtown like Tampa's that has such little history?

"You can create modern buildings that become social places. We don't have to live in the past and I don't think that's what Mr. Vinik's team is trying to do," he said. "You have to go back to the beginning principles and try to plan around this climate. So something that is sensible for when it rains a lot and when it's hot a lot, but is still walkable and enjoyable."

"We tore everything down," said Rodney Kite-Powell, curator of the Tampa History Center. "We had a very vibrant downtown. It didn't have the big historic skyscrapers like in bigger cities, but we had a nice collection of quality buildings.

LMAO, seriously? Downtown Tampa has NEVER been vibrant.

LMAO, seriously? Downtown Tampa has NEVER been vibrant.

Not strictly true. There was a time in the first half of the twentieth century when downtown was the retail, entertainment and accommodation hub of the entire city. Also, downtown's music history (particularly as it concerns early blues) is really special. It's a shame that it isn't better publicized.

USF Med School renders

http://www.bizjournals.com/tampabay...n-for-new-150m-medical-school-in.html?ana=twt

Construction is expected to begin in August and slated to wrap up in 2019, USF said Tuesday. The new building will house both the Morsani College of Medicine and USF Heart Health Institute, accommodating an estimated 2,275 faculty, staff and students.

edit: I'm also seeing that the cost for the district is now at $3 billion. Hope it's for nice reasons and not lame supply and demand.

The latest chart of SPP's Waterfront district from a ULI (Urban Land Institute) event held Thursday.

A 157-key 5 star hotel is planned, if you have money, but also want to walk around like a janitor with an overstuffed key ring.

Ashley Kritzer livetweeted the event, so if you're interested in more detail, look there.
